The Louisiana Month-to-Month Lease Agreement is a contract used for renting out residential real estate for one (1) month terms. It can be used for leasing single rooms, apartments, condominiums, or homes. After each month, the contract renews automatically. Once signed, the lease continues to renew indefinitely until a party terminates it (so long a written notice is provided). Unlike the majority of states, which require at least thirty (30) days of notice the lease can be terminated, Louisiana law only requires ten (10) days of notice before the lease can be ended. Although the short timeframe offers greater flexibility for both parties, landlords can find themselves dedicating time to tenant-searching far more than if they signed a yearly lease.
Statute: CC 2728
Required Notice to Terminate: Ten (10) days.
